Green Development

The Village at Gulfstream Park and Forest City: Going green for South Florida The Village at Gulfstream Park has obtained mixed-use development certification by the Florida Green Building Coalition (FGBC). The FGBC is a non profit organization dedicated to improving the built environment. Their mission is to provide a statewide green building program with environmental and economic benefits. This one-of-a-kind destination is being developed by Forest City, a national leader in sustainable communities. Through the Company's intrinsic approach to sustainability, Forest City is distinguishing The Village at Gulfstream Park from the competition as a green urban infill project that fits perfectly within the context of the local community. Walkable streets, easy access to public transportation and the use of eco-friendly materials and practices will ensure a healthier, more vibrant destination for visitors.

Today, construction and development continues, with Phase I set to feature more than 400,000 square feet of retail and restaurant space and more than 90,000 square feet of office space.

Key Sustainable Features

  • Creating a center with a designed emphasis on pedestrian and eco-friendly transportation, including:
  • Easy access to multiple public transportation systems
    • Transportation from the project to the Tri-Rail
    • An internal shuttle system within the project
    • Special parking areas set aside for low-emitting and alternate fuel vehicles
    • Reduced parking capacity to encourage use of alternate forms of transportation
  • Installing a roof with a white reflective covering. This reduces the overall energy used by our facility and stores and helps to make The Village more comfortable for pedestrians.
  • Placing convenient recycling collection and storage areas for occupants to recycle paper, glass, cardboard, plastics and metals. We know how important it is to conserve resources and we want to make recycling easy for everyone.
  • Forest City utilizes healthy and environmentally-friendly indoor materials such as low VOC interior paints, adhesives and sealants. We also use the Carpet and Rug Institutes (CRI) Green Label Plus carpets, renewably-sourced flooring products, and have implemented a carpet reclamation policy.
  • All Management office, restrooms, and lobbies furniture is certified Indoor Advantage Gold and Sustainable Choice Silver which conforms to ANSI/BIFMA furniture emission standards.
  • Instituting a comprehensive green cleaning program that utilizes eco-friendly products and practices.
  • Placing entry mats at major entrances to help keep contaminates out of the buildings to ensure a clean indoor environment and enhance indoor air quality.
  • Installing high efficiency Minimum Efficiency Rating Value (MERV) 13 air filters that remove allergens, fine particles, dust, pollen, dust mites, bacteria, mold spores, pet dander, smoke, gases and odors.
  • Using construction materials with recycled content wherever possible.
  • Utilizing motion sensors to control lighting in administrative offices and restrooms.
  • Planting native plant species and preserving trees wherever possible.
  • Conserving water by using Florida Friendly landscape and an irrigation system with rain sensors.
  • Installing low-flow and dual flush toilets in restrooms which save over 2000 gallons of water per year each.
  • Dedicating one acre of land to a landscaped urban plaza in Phase I and an additional two acres of non-contiguous publicly-accessible open space in future phases.
  • Installing piping for reclaimed water use to conserve potable water.
  • Encouraging contractors to use local products (within a 500 mile radius) whenever possible.
